Florida Realtors data show single-family sales up 5.9% and condos closed sales up 5.1% in January year over year. New listings AND pending sales rose in both categories as well.
“Strong start” ≠ “prices rising”. Yes, sales and contracts are up, but median prices are down 1.2% and 2.4% respectfully for January YoY. That’s not a contradiction. Having more new listings hit the market along with an increase in homes going under contract is a strong sign, especially for January, which is traditionally a slower time of year. That combination often means the mix of homes sold shifted (more higher-end closings etc) rather than a simple “everything got cheaper” head-line.
Keep in mind, Statewide stats can hide huge local variation. Florida medians can move up or down even if some metros are rising and others might be falling. Miami/Fort Lauderdale/West Palm metro single-family median is $670k which is an increase of 3.1% YoY for January. Naples/Marco Island single-family median at $860,000 is a decrease of 7.0% YoY.
We will keep an eye on actual closed numbers on pending sales. As you know, closings happen weeks/months after contracts are accepted. That matters because January closed sales mainly reflect late 2025 contract activity. The pending sales jump is the “right now” demand indicator but not all pending deals will close.
